Access Statement


Melbourne is centrally located on the main A487 road through Aberaeron. If approaching from the south, Melbourne is located on the right hand side of the road immediately after the Royal Oak Inn (on left if travelling from the north). The house is painted a light green colour with black railings outside the front door. Aberaeron's shops, cafes and restaurants are within easy, level walking distance of the house.


Public parking is normally available outside the front door, however, the garage at the rear of the property is available for guests' use. The garage is accessed by turning right into Darkgate Street (between the Royal Oak and Melbourne) and then left into a narrow lane.

Access into the house

The front door is accessed via three steps with a handrail and leads into the hallway.

There is level access at the rear through a gate into the rear garden. There are two separate entrances into the house at the rear - both entrances are raised one step from the garden area.


The hallway, lounge and ground floor bedroom are all on one level. There is one step from the hallway and lounge into the main kitchen area and one step from the lounge through patio doors into the glazed sun room.

The sun room and kitchen are open plan. The kitchen has a range of base cupboards, fridge, separate freezer and a low-level oven.

The spacious lounge has ample natural light. Additional task lights are provided. The television, DVD player and hi-fi are operated by remote control.

The large ground floor bedroom has a double bed which can be accessed from both sides. There are two further spacious bedrooms on the first floor - one double and one twin - all beds are accessible from both sides.

There is a ground floor bathroom with toilet, wash hand basin and shower cubicle. There is another bathroom on the first floor with toilet, wash hand basin, bath and shower cubicle.

The rear garden is all on one level and has a combination of paved, gravelled and concreted walkways around a variety of shrubs. There is a stone boundary wall. The garage may be accessed from the garden.
